Part of getting your license is being sponsored by a reputable broker. But, how do you know a broker is trustworthy? This may sound like a daunting task, but it’s easy to research this information. 

Check the most reputable source of information: the Mississippi Real Estate Commission. When you search for licensees, you’re able to see the agent’s or broker’s:

  • Title
  • Current Active Status
  • Location
  • Contact Information

And, while these may seem like small things, this information makes or breaks a broker. When you work for a broker without a license, you’re putting all your hard work at risk. 

Legal Action

To ensure a smooth process, there are a lot of regulations, laws, and rules in place when it comes to buying and owning homes. But, even if you’re following everything to a “T,” there may be a customer who wasn’t happy with the outcome and now wants reparations. But don’t let this scare you. As long as you’re doing everything you should, you’re in no danger. Legal action is a reality for most jobs. But, you can still be ready—just in case.

  • Invest in liability insurance. This will protect you financially in case you’re sued. Like any insurance, coverage depends on the provider. Research your options to choose what’s best for you.
  • Do yourself a favor and have a Standard Operating Procedure to ensure your clients are informed of all new information as soon as possible. Being crystal-clear with your communication and letting them know everything builds trust and removes any possibility of miscommunication.

All in all, be honest, be upfront, and be prepared.

When it comes to choosing a home, everyone has their dealbreakers. Some tend to be odder than others. But, as the real estate agent in question, you should be ready to tackle these questions head-on. 

One odd question you may hear in the South is if the house is haunted. There’s a surprising amount of people who want to live in a haunted house! Some locations in New Orleans even proudly promote their haunted status. But, either way, you should probably have an answer.

And if you don’t know the answer at the moment? Don’t worry, and don’t lie. Tell your client the truth: you don’t know, but you can find out. And when you do find out, tell them as soon as possible. Once you do, there’s no time wasted, and your client knows they can trust you a bit more.
